What Milwaukee-Area Buyers Actually Paid at Closing (2025–2026 Data)

Across 389 Wisconsin home purchases my team closed between January 2025 and early October 2026, the median buyer had $3,379 in estimated closing costs, plus a median of $5,115 in prepaids for property taxes and insurance. About one in four had the seller cover part of it, and the typical loan closed 29 days after application.

Most closing-cost articles quote national averages or a rule of thumb. These are our own files, mostly from metro Milwaukee and southeastern Wisconsin. No names, addresses or individual loans are shown; every figure is a median across a group, and I only report groups with at least 15 loans.

How much are closing costs in the Milwaukee area?

For our 2025–2026 purchases, the median was $3,379, and half of all buyers landed between roughly $2,840 and $4,470. That figure covers the loan's closing costs (lender, title, appraisal, recording and similar third-party charges). It does not include prepaids, which I break out separately below because they work differently.

Costs have crept up as prices rose. Here's the same median across four years of our files:

What are prepaids, and why are they bigger than the closing costs?

Prepaids are mostly your own money set aside, not fees. They're the first year of homeowners insurance, a few months of property taxes to seed your escrow account, and daily interest from closing to the end of the month. Because Wisconsin property tax bills are substantial and prepaids track the home's price and tax bill, they were the bigger number for most of our buyers.

Notice that closing costs barely move with price, while prepaids climb steadily. That's why a buyer's total cash to close can surprise them on a pricier home. How do Milwaukee, Wauwatosa and West Allis compare?

Wauwatosa buyers paid the most up front in prepaids because they were buying pricier homes, yet they were the least likely to get a seller credit. Do closing costs differ by loan type?

Somewhat. Conventional, FHA and VA purchases all had medians between about $3,270 and $3,460. WHEDA files ran higher, with a median of $5,551, though WHEDA buyers also bought lower-priced homes and had smaller prepaids.

A higher closing-cost line doesn't make WHEDA the wrong choice. For many first-time buyers, WHEDA's programs and its down payment assistance are what make buying possible at all. How often do sellers pay part of the buyer's closing costs?

About 27% of our 2025–2026 buyers had a seller credit, and the median credit was $4,600 when there was one. FHA buyers were the most likely to have one (39%), and buyers of homes over $500,000 the least likely (22%). A seller credit is negotiated in your offer, so it's worth deciding before you write it whether you'd rather ask for a credit or a lower price. How long does it take to close?

The median was 29 days from mortgage application to closing. About 26% of our 2025–2026 purchases closed within 21 days, and 57% within 30 days. The financing contingency deadline in the offer typically fell about 23 days after application, so the loan approval has to be nearly done by then. What this means for you: if you're buying in metro Milwaukee in the $300,000 to $450,000 range, a reasonable planning number is closing costs in the low-to-mid $3,000s plus several thousand more in prepaids, before any seller credit.
